the questionWhat happened to the Canadian investigation and proposed class action?

1A market-specific enforcement conclusion

analysisCanada’s Competition Bureau investigated RealPage Canada and Yardi Canada over rental-pricing software. In November 2025 it discontinued the civil investigation because the products were not found sufficiently widespread to substantially harm competition and the evidence did not support the investigated theories. That conclusion concerns the Canadian market and the evidence examined by that regulator. 1

documentedOn 10 November 2025, Canada’s Competition Bureau discontinued its civil investigation of RealPage Canada, Inc. and Yardi Canada, Ltd. It found the products insufficiently widespread in Canada to substantially harm competition and insufficient evidence for the investigated dominant-position or collaboration theories. 1

qualification
This was a jurisdiction- and evidence-specific enforcement decision, not a ruling about U.S. markets or all uses of pricing software.

analysisThe result cannot be used to infer either a U.S. antitrust violation or a comprehensive clearance of every algorithmic-pricing practice. Product penetration and market conditions differ, and the Bureau’s disposition did not adjudicate the distinct U.S. proceedings. 1 2 3 4

documentedThe court’s later memorandum and retained docket entry state that a final judgment resolving the United States’ claims against RealPage was entered on 19 May 2026. It did not prevent non-settling state attorneys general from maintaining their own claims. 2 3 4

qualification
The retained proposed decree expressly disclaimed trial, adjudication and admissions; its terms are not a merits finding. The complete entered document 194 was not independently compared clause-by-clause with that proposal.
response
RealPage maintained that its conduct was lawful.
outcome
On 30 September 2026 the court rejected dismissal of the remaining state claims at the pleading stage.

2The private action ended without certification or trial

analysisThe early reported class-action account named RealPage Inc., while the later notice identifies Cynthia Black v. RealPage Canada Inc. and gives the Ontario court reference. Keeping the names separate avoids turning a reporting shorthand into an unsupported corporate-identity merge. RealPage disputed the allegations and said its software covered no more than 1% of the Canadian rental market; some landlords also denied using it. 1 2

attributedA proposed Ontario class action alleged anticompetitive use of rental-pricing software. Plaintiff counsel’s retained notice states that the Ontario Superior Court approved discontinuance of Cynthia Black v. RealPage Canada Inc., CV-24-00732002-00CP, effective 1 April 2026, before certification. 1 2

qualification
The early reported account named RealPage Inc.; the later case notice names RealPage Canada Inc. Those corporate identities are not silently merged.
response
RealPage said its software never served more than 1% of Canada’s rental market; several landlords also denied using the software.
outcome
The action would not proceed to certification or trial. Counsel said proposed class members’ rights to pursue their own claims were unaffected; there was no merits determination.

analysisAccording to the retained notice from plaintiff counsel, the court approved discontinuance effective 1 April 2026. The case would not proceed to certification or trial, and proposed class members retained their ability to pursue their own claims. Discontinuance ends that action; it is not a judgment proving or disproving the substantive allegations. 1 2
